Caleb Manchester

Managing Partner

As Co-Founder of Commonwater Partners, Caleb leads the company in developing and managing its opportunity pipeline while overseeing acquisitions, entitlements, concept design, financing, and investor management.  Prior to Commonwater Partners, Caleb founded Commonwater Ventures where he specialized in developing transit-oriented housing projects in Greater Boston, which continues to be a focus for our team. In addition to his work in the real estate industry, Caleb moderates an Entrepreneur’s Organization forum in Boston, as well as frequents as a guest lecturer at UCONN’s Real Estate and Urban Economic Studies program where he was honored as the 2019 Alumni of the Year.

Peter W Bartash

Managing Partner

With nearly two decades of experience in the commercial real estate industry, as Co-Founder of Commonwater Partners and Founder and Managing Partner of Port One Companies, Peter oversees all strategic and operational aspects of the team. His energy, broad perspective, creativity, technical acumen, and authenticity are central to his value creation across various opportunities and relationships. Before founding Port One in 2018, Peter spent 10 years as an architect serving institutional clients, overseeing the design and delivery of over $2.5B of privately-held development projects. His experience spans a broad range of industries, contributing to his ability to drive exceptional results.

William Caci

VP, Construction

Working hands on in the commercial construction industry, over the last 20 years Bill has held a variety of executive level positions with boutique, middle-market, and large-scale builders in Greater Boston. His construction work history includes intense involvement in residential development, from both planning and execution prospectives. Bill is licensed is a Massachusetts CSL.


John Harding V

Senior Development Manager

Utilizing his background as a licensed architect, John manages large-scale mixed-use projects from master planning through completion. Bringing a unique perspective and critical insight to the successful delivery of our development deals, John’s collaborative spirit, strong technical knowledge, and upstanding character showcase the leadership and teamwork that is our team’s foundation.

Shubham Goski

Development Manager

With extensive experience in commercial construction &  project management, Shub has successfully led projects exceeding $100M in value to date, specializing in multifamily residential and mixed-use developments. He adeptly leads cross-functional teams and fosters stakeholder communication to deliver superior project outcomes, leveraging his civil engineering and management academic background.

Wes Quinzani

Development Manager

Wes leads the real estate financial underwriting and market research at Commonwater Partners, evaluating and structuring complex real estate development projects. With strong skills in financial modeling and risk assessment, he ensures projects align with strategic goals. Wes tracks and reports on deal and fund-level performance and projections.
